How this calculator works

Pool builders often price by the square foot of pool. We multiply your pool size by the installed cost for your pool type. That covers the pool itself, with no extras. Then we add a set price range for each extra you pick: a deck or patio, a safety fence, a heater and a cover. Every figure comes from the sources below. We round to the nearest $100.

Your real price depends on your city, your soil, the builder, and the shape you choose. Get at least three written, itemized quotes. Find pool builders in your city, or browse pool builders by category.

Common cost questions

How much does an inground pool cost?

Most inground pools cost $25,000 to $100,000, and HomeGuide puts the national average at about $62,500. This Old House says a standard 12-by-24-foot pool costs $38,000 to $100,000 to install.

Which type of inground pool is cheapest?

Vinyl liner is the cheapest. This Old House puts vinyl at $130 to $240 per square foot installed, fiberglass at $175 to $330, and concrete at $200 to $350. Those prices cover the pool only, with no deck or fence.

How long does it take to build an inground pool?

HomeGuide reports that a vinyl liner pool takes 2 to 3 weeks to install. A concrete pool takes 6 to 8 weeks.

How long does an inground pool last?

HomeGuide says concrete pools last 50 years or more but need resurfacing every 10 to 15 years. Fiberglass pools last 25 to 30 years. Vinyl pools last 20 years or more but need a new liner every 6 to 12 years.

Do I need a fence around my pool?

Almost certainly. HomeGuide notes that every state except Alaska, Colorado and Delaware requires safety fencing around a permanent pool. A fence you already have may meet the rule. A new pool fence costs about $5,000 to $15,000 (HomeGuide). Check your local code.

Does an inground pool add value to a home?

HomeGuide reports that an inground pool raises home value by 5% to 7% on average, depending on where you live. It may also raise your property taxes and insurance.
